Terms and Conditions

TERMS AND CONDITIONS.

1. To reserve oak cottage and the lake. You have to read and sign the terms and conditions, so that you agree to them. 

2. you must pay a £200 non refundable deposit per holiday booked. After we receive the deposit we will send you confirmation and a receipt and directions to your holiday.

3. The balance of your holiday and the security deposit of (£200)  must be paid 8 weeks prior to the start of your holiday. Reservations made within 8 weeks require payment in full at time of booking. Non receipt of payment will result in cancellation.

4. The security deposit will be refunded within two weeks of your departure of your holiday. If there are no damages or breakages to the property or contents. The security deposit does not limit your liability to us if damages exceed £200.

5. If you cancel the holiday. We have the right unless we can re let the accommodation and lake, to obtain the rental in full. You are required by law to pay full rental if we cannot re let. 

6. We recomend that you arrange a comprehensive travel insurance and cancellation insurance. With full cover for your personal belongings, public liability etc not covered by our insurance. 

7. You must leave the accommodation in the same condition as you found it. If not a small cleaning charge will be deducted from your security deposit.

8. The accommodation will be available from. 1.00pm on the day of arrival and must be vacated before 9.00am on your day of departure.

9. You must respect any nieghboring properties privacy, and do not cause any disturbance to them.

10. You must report any defects of equipment in the cottage to us as soon as possible. And we will do our very best to resolve the problem. 00441405 816750.

11. We will not be liable to you for.
 
Any defect or stoppage in the supply of public services to oak cottage. Or any loss damage  or injury which is the result of adverse weather conditions. Riot, WAR, Strikes, Or anything which is beyond our control.

 Any loss or damage or inconvenience caused to or suffered by you. If oak cottage and its lake shall be destroyed or substantially damaged before the start of your rental period. And in any such event we will within seven days notice to you refund all sums previously paid in respect of the rental period.

12. Under no circumstances shall our liability to you exceed the amount paid to us for the rental
period.

13. There is a small rowing boat available for your use if you need it. (use at your own risk). We will not be liable for accidents.

14. Strictly no FIRES anywhere on the Grounds!

This contract is governed by Engilsh law in every particular. Including formation and interpretation and shall be deemed to have been made in England.
